Residential Building Permits
Permit Requirements:
- Site plan showing the main residence and any accessory structures, deck location, deck dimensions, and setbacks from rear and side property lines.
- Deck construction plan with dimensions, beam, joist, pier and other pertinent sizes and spacing information in PDF format. If sealed by a Kansas licensed design professional, ensure all pages are sealed, dated and signed.
- Ensure construction documents meet the currently adopted ICC International Residential Code or you can refer to the Residential Decks - Permit and Construction Guidelines.
- Homeowners may serve as the contractor on their primary residence only - Complete the Homeowner Affidavit and upload a notarized copy to your permit application. Otherwise, a Johnson County licensed general contractor and/or subcontractors are required.

- Roof construction plan with dimensions, beam, joist, rafter, pier and other pertinent sizes and spacing information in PDF format. If sealed by a Kansas licensed design professional, ensure all pages are sealed, dated and signed. It is highly recommended that roof structures are signed and sealed by a licensed design professional.
- Ensure construction documents meet the currently adopted ICC International Residential Code.

A permit must be issued before any restoration may begin. Documents required for submittal:
- Scope of work.
- Insurance quote of damages.
- Plans as designated in the insurance damage assessment inspection report.
- Plans as designated in the City damage assessment inspection report.
- A demolition permit is required if work will begin before the permit is issued.
- Permit fees are due when the permit is issued.

- A sealed engineer's letter of repair, which includes how the repair is to be completed.
- The City does not perform on-site inspections for foundation repair permits. A Kansas licensed engineer must perform on-site inspections during construction of the foundation repair to verify that all structural elements are completed per engineered design and current building code requirements.
- The engineer must provide a sealed final approval report that confirms all work has been completed per plan. The report must include dates of all inspections, photos, and/or any additional information available.

Permit requirements:

- A plan with dimensions, beam, joist, rafter, pier and other pertinent sizes and information in PDF format. If sealed by a design professional, ensure all pages are sealed, dated and signed.
- Download, notarize, and digitally submit a Homeowner Installation Notarized Statement. This process applies if the homeowner is doing the work.

The Individual Trade Permit is issued and inspections are required for work such as:
- Mechanical Repair: Submit an Individual Trade Permit Application for repairs to or replacement of a mechanical system such as a furnace or AC.
- Mechanical Alteration: Submit an Individual Trade Permit Application for an addition to a mechanical system such as a furnace or AC.
- Electrical Repair: Submit an Individual Trade Permit Application for repairs to or replacement of an electrical system such as upgrading service size.
- Electrical Alteration: Submit an Individual Trade Permit Application for an alteration of an electrical system such as upgrading service size.
- Plumbing Repair: Submit an Individual Trade Permit Application for repairs to or replacement of a plumbing system such as a new gas line.
- Plumbing Alteration: Submit an Individual Trade Permit Application for an addition to a plumbing system such as a new gas line.
- Electrical reconnect: Submit an Individual Trade Permit Application when reconnecting electricity.
- Plumbing or gas reconnection: Submit an Individual Trade Permit Application when service is dormant for more than 30 days or has been disconnected due to fire, structural damage, or other reason.
- Permit Fees are due when the permit is issued.
Permit requirements:
- A plan showing the existing condition and also the remodel with room sizes and uses, doors and windows, room uses of adjoining/existing rooms, electrical panel, equipment location and egress window (EERO) locations.
- Any structural modifications.
- Refer to Basement Finishing and Remodeling Code Guidelines for specific plan requirements for a basement finish.

- Submit the home's certificate of ownership or entitlement.
- Provide the current bond for the mobile home mover.
- Submit a copy of the manufactured home installer license for Kansas.
- Provide the mobile home mover's current liability insurance certificate.
- Mobile/Manufactured Home Installation Permit Fees are due when the permit is issued. Checks are payable to the City of Olathe.

Permit requirements:
- Sealed construction plans in UNLOCKED, PDF format.
- A sealed plot plan/survey.
- Indicate whether the "prescriptive" or "energy rater" method will be used for energy code compliance. See the Energy Code Compliance Methods table below.

Permit requirements:
- A site plan showing the addition location, dimensions, and setbacks from rear and side property lines.
- A sealed plan drawing, showing the addition, room sizes and uses, doors and windows, and room uses of the adjoining/existing building or house.
- A section detail, showing the foundation-floor-wall-roof construction with dimensions.

Roofing installations, repairs, or re-roofing permits are not required for residential one or two-family dwellings, but they must be installed and constructed per the current adopted International Residential Code (IRC) and Olathe Municipal Code. Additionally, City inspections are not required.
The following is a summary of common code requirements for roofs in the City of Olathe. Consult the IRC for the complete list of requirements:
- Ice Barrier Underlayment – The ice barrier shall consist of not fewer than two layers of underlayment cemented together, or a self-adhering polymer-modified bitumen sheet shall be used in place of normal underlayment and extend from the lowest edges of all roof surfaces to a point not less than 24 inches inside the exterior wall line of the building. On roofs with slope equal or greater than eight units vertical in 12 units horizontal (67 percent slope), the ice barrier shall also be applied not less than 36 inches measured along the roof slope from the eave edge of the building. – IRC R905.1.2
- Crickets – On the ridge side of any chimney or penetration more than 30 inches wide. Cricket or saddle coverings shall be sheet metal or of the same material as the roof covering – IRC R903.2.2.
- Sidewall Flashing – Base flashing at a vertical sidewall shall direct water away from the vertical sidewall onto the roof – IRC R905.2.8.3.
- Drip Edge – A drip edge shall be provided at eaves and rake edges of shingle roofs – IRC R905.2.8.5.
- Existing Flashings – Any existing flashings, edgings, outlets, vents, or similar devices that are part of the assembly shall be replaced when rusted, damaged or deteriorated – IRC R908.5.
- Minimum Vent Area - The minimum net free ventilation area shall be 1/150 of the area of the vented space. R806.2

- Net Metering agreement letter from Evergy.
- Ensure construction documents meet the currently adopted ICC International Residential Code and National Electric Code.

- Provide all pool deck information and distances to the side and rear property lines.
- Provide all pool equipment detail and manufacturer information.
- Provide deck framing, if applicable. Refer to Residential Decks Permit and Construction Guidelines for details.
- Provide the Pool Enclosure Affidavit
- Refer to Swimming Pools, Hot Tubs and Spas.
- Other structures added at the time of the pool installation will require separate permitting. This includes pool houses, pergolas, roof coverings, etc.
