• Submit a digital set of plans in UNLOCKED, PDF format that includes the seal of a registered architect or engineer on all pages. Plans should include all civil/site drawings, landscape plans, architectural drawings, mechanical drawings, electrical drawings, and plumbing drawings. Sheets must be collated as a complete set.

Commercial Footing/Foundation Permit Process

• Submit a “letter of risk” that releases the City of Olathe from liability.
• Remit the Commercial & Industrial Plan Review Fee, based on the square footage.  Checks are payable to the "City of Olathe".

The Individual Trade Permit is issued when the following types of work are being performed and may require a copy of detailed drawings sealed by a design professional.  All applications are submitted online.

• Mechanical: Repairs to or replacement/addition to a mechanical system such as a furnace or AC. 
• Electrical: Repairs to or replacement/addition to an electrical system such as upgrading service size.
• Plumbing: Repairs to or replacement/addition to a plumbing system such as a new gas line, water heater repair or replacement.
• Electrical, plumbing, or gas reconnection: When service is dormant for more than 30 days. 
• Solar Energy: Add or repair a system.
• New water service, chlorination tap, and hydrostatic test.
• Remit application with appropriate the Commercial & Industrial Plan Review Fee.  Checks are payable to the "City of Olathe".

Solar Construction Permit

• Commercial permits will require two hard copy plans with the seal of a registered architect or engineer.
• Submit one set of all required drawings in electronic media such as PDF format on a CD or flash drive.

New Water Service Permit

For existing structures the water connection fee is processed as part of the Individual trade permit application.

201 sq. ft. and larger

• Submit a site plan, showing the building location, dimensions and setbacks from rear and side property lines.
• Submit a digital set of plans in UNLOCKED, PDF format that includes the seal of a registered architect or engineer on all pages. Plans should include manufacturer details.
• Plans to include a section detail, showing the foundation-floor-wall-roof construction with dimensions.
• Remit the Commercial & Industrial Plan Review Fee, based on the square footage of your project.  Checks are payable to the "City of Olathe".
• All applications are submitted online.

• Submit a sealed engineer's letter of repair, which includes method and type of repair.
• Submit a digital set of plans in UNLOCKED, PDF format that includes the seal of a registered architect or engineer on all pages.
• Provide a sealed, final engineer’s report after the repair has been completed. The City does not inspect these projects.
• Remit the Commercial & Industrial Plan Review Fee, based on the square footage of your project. Checks are payable to the "City of Olathe."

Fire Restoration Permit Process

• A fire damage assessment inspection will be required immediately after permit application, and before restoration.
• Submit a Commercial/Industrial Building Permit Application.
• Provide an insurance quote of damages.
• Provide plans to restore fire damage.
• Submit a digital set of plans in UNLOCKED, PDF format that includes the seal of a registered architect or engineer on all pages.  Plans should include all architectural drawings, mechanical drawings, electrical drawings, and plumbing drawings as needed.
• Remit the Commercial & Industrial Plan Review Fee. Checks are payable to the "City of Olathe".

Roofing installations, repairs, recover, or reroofing permits are not required for commercial or industrial existing buildings, but they must be installed and constructed per the current adopted International Existing Building Code (IEBC) and Olathe Municipal Code. Additionally, City inspections are not required.  If the roof structure, or any trade alterations/repairs are necessary due to the roof installation, separate permitting is required for the structure or trades.

  • Provide a detailed drawing of the sign and any supporting structures, including dimensions, colors, materials and methods of illumination.
  • Signs attached to buildings must provide a scaled elevation of the wall showing the proposed placement of the sign. Elevations should include detailed dimensional information of the entire wall upon which the sign is to be placed and shall not be hand drawn.
  • Detached sign applications must include a detailed site plan, drawn to scale, showing the proposed placement of the sign on the property including labeled distances from adjacent property lines.
  • The minimum permit fee is $60. An electrical permit fee is $50 if applicable. Refunds will not be provided for denied permits.

  • Provide a drawing or photograph of the temporary sign. Include dimensions, colors and materials.
  • Signs or banners attached to a wall must provide an elevation drawing or photograph of the building, complete with labeled dimensions of the wall upon which the sign is to be placed. Tenant spaces need only include the portion of the wall occupied by the business applying for the sign.
  • Detached temporary sign applications (including living signs or inflatables) must include a site plan or aerial photograph showing the proposed placement of the sign on the property including labeled distances from the adjacent property lines.
  • The minimum permit fee is $60. Refunds will not be provided for denied permits.
  • A separate temporary sign permit is required for each 30-day period. Each permit is valid for (1) sign.
