Residential Building Inspections

Required Residential Inspections

  • Footing. Consult the Footing Elevation Certificate before scheduling your inspection
  • Foundation
  • Plumbing/Electrical/Mechanical underslabs
  • Garage Floor Slabs
  • Basement Floor Slabs
  • Fireplace (masonry only)
  • Sewer Service Line – From Building to Main Tap. Call Utilities: 913- 971-9311
  • Electrical (Temporary Service for Construction Trailer/Site) – a separate electrical application is needed for temporary electrical permit
  • Rough-In (All framing, plumbing, electrical, HVAC, complete gas pressure). Consult the Residential Rough-In Priority List before scheduling your final inspection
  • Portal prior to stucco application or other cover up
  • Firewall separation – nail patterns
  • Nail patterns (Narrow wall bracing, garage portal etc.)
  • Insulation Inspection (if using prescriptive energy method)
  • Final Approval – All inspections need to be complete before a Certificate of Occupancy (CO) or Temporary Certificate of Occupancy (TCO) is issued. Consult the Residential Final Priority List before scheduling your final inspection
  • Special inspections or after-hours third-party inspections are acceptable for concrete placement or structural framing
  • Final inspections are scheduled after all fees have been paid

Re-inspection Fees

  • Re-inspection fees are $100
  • Re-inspection fees may be assessed in the following situations:
    • The project is not ready for the requested inspection
    • The previously inspected non-compliant items have not been corrected
    • Address or permit numbers are not posted
    • Construction activities continue without prior approval
    • Structures are not accessible
    • Buildings are occupied without City authorization

Temporary Certificate of Occupancy (TCO) Fees

  • TCO fees are non-refundable
  • $100 - Residential one-family and two-family dwellings
  • $200 - Reinstate an expired Temporary Certificate of Occupancy

After-hours Inspections

  • The minimum fee is $100 per hour with a two hour minimum
  • After hour inspections are subject to staff availability
  • Special inspections or after-hours third-party inspections are acceptable for concrete placement or structural framing

Residential Final Inspections

  • A final grading and landscaping inspections are required before a Certificate of Occupancy is issued
